While the identity of these interested parties has not been released due to commercial confidentiality, it is anticipated the arrival of any new business to Cootamundra will create jobs and further develop the town’s economy.
At this month’s Cootamundra Shire Council meeting councillors were pleased to see a re-costing of the proposed subdivision some $680,000 less than the original estimate to get the land purchaser-ready.
Only a month ago, council proposed it would cost $1,564,650 to create the subdivision, however following consultation between council general manager Ken Trethewey and one of the potential developers, the cost has come down significantly.
The discussion between council and the interested party saw the original proposed subdivision redesigned for the inclusion of one extra large block.
This block is proposed to have frontage on Turners Road, with all other blocks to front one single internal road.
This redesign gives the substantially lower construction cost of approximately $877,205, primarily due to the reduction in material quantities to construct this smaller development.
Not included in this price are the water headworks attributed to Goldenfields Water County Council as council is seeking clarification of their charges for such developments.
It is considered by councillors that the work must go ahead for the future of the shire.
Last month, in pushing for the subdivision to advance, Cr Paul Braybrooks said it is unacceptable that Cootamundra Shire find itself in the position of not having any industrial land available; a situation he said it in the foreseeable future.
The subdivision will be located on the corner of Turners Lane and Gundagai Road.
To get the land to a salable state, council would have to construct a road, kerb, install sewer pipes, stormwater, telecommunication lines, powerlines, water supply, gas and purchase the land.
It is expected to be raised again at next month’s Cootamundra Shire Council meeting.
“It is good to see it progressing to the final costing stage,” Cr Palmer said at this month’s meeting.
